PROPERTY TAX REDUCTION /TAX EXEMPTION INFORMATION

As prescribed by the State Legislature, local taxing jurisdictions such as counties, towns, villages and school districts are permitted to grant reductions in real general property taxes (not special districts) for certain persons over the age of 65 years. Under current law, municipalities are
authorized to grant to persons 65 years of age or older real property tax exemptions equivalent to 50% of the assessed valuation of the person's home if the person's annual income, including social security, does not exceed a maximum limit.

A) All owners must be 65 years of age or over. If a husband and wife own the property, only one must be 65 years of age.

B) The applicant must have owned the property for a period of one year prior to filing the application or must have owned a previous residence in the State of New York.

C) The property must be the applicant's legal residence used exclusively for residential purposes and the owner or owners must occupy all or part of the premises. If the property is owned by one spouse, the income of both husband and wife is counted toward the maximum income eligibility limit. Also, if a child attending public school in the district lives on the premises, the applicant cannot be exempted from school tax. Third party notification of tax bills and reassessment renewals are available.

Application period is September 1st to December 31st, each year. Check your village for exemption rules and filing dates. Apply in person with copy of deed, proof of age, Federal Income Tax Form, and Social Security Statement to:

NYS STAR PROGRAM

The STAR  (New York State Tax Relief) PROGRAM provides a partial exemption from school taxes for owner-occupied, primary residences. The following is information about the STAR Program and other Exemptions:

Enhanced STAR Program
One property owner must be 65 or over, total household income under $62,000 excluding Social Sec. & tax-free income.

STAR Applications will be available from the Nassau County Department of

VETERANS PROPERTY TAX EXEMPTION 

Veterans are eligible for various exemptions applying to general taxes.

NEW YORK STATE TAX CREDIT TO HOMEOWNERS & RENTERS

"CIRCUIT BREAKER" TAX REFUND/CREDIT – IT-215

The "Circuit Breaker Law" recognizes the fact that low-income persons and families must often pay a disproportionate amount of their limited dollars for property taxes or rent. The program provides tax credits to homeowners and renters with total household income, including social security and other taxable income, below a specified limit. The amount of tax credit available depends on the amount of property taxes paid by homeowners or the size of adjusted monthly rent payments paid by renters.

Please refer to current year New York State income tax return forms and instructions. Households who do not have to file income tax returns obtain the tax credit in the form of a direct check from New York State by filing of form IT-214. For further information contact:
